The House

Situated at the centre of Colyton, a small medieval town nestled deep in the Coly Valley in East Devon, is BULL’S COURT HOUSE, a former smithy, possibly dating from the late sixteenth century. The stone core and exposed roof timbers are probably original, while the current floors and staircases are eighteenth century. With quirky, uneven floors, steep twisty staircases, and curious nooks and crannies everywhere, the house has a timeless antique charm. Tastefully refurbished and appropriately furnished to preserve its unique qualities, each room offers a different feel, from the Jacobean dining room to the Georgian living room, to the rustic Edwardian kitchen. This is a house for people who enjoy stepping back into the past.

Arranged over three floors, the house has a large timber-beamed master bedroom on the top floor with king size bed, and a children’s twin room. A further double room and large living room can be found on the first floor, together with the ‘snug’ – a landing area with cupboard bed – and of course, the wainscoted bathroom complete with fixed head shower. Situated on the stone-flagged ground floor are the well-equipped kitchen and the spacious dining room, complete with log burner and additional seating area. Just outside the kitchen door is a charming outdoor seating area, with benches and chairs. Although the house is offered for six guests, the cupboard bed offers an additional option should guests prefer not to share a room or you have a visitor to stay. This bed can be made up by prior arrangement and there will be an extra charge for the bed linen.

The house is old and quirky in its layout but along with its characterful feel come uneven floors throughout and some steep stairs up to the second floor. This house might not be suitable for people with mobility problems.




Master Bedroom

Known as the Hayloft, this splendid light and airy double-aspect bedroom is situated on the top floor of the cottage and has a comfortable king-size bed and plenty of space. The room is accessed via a steep staircase.

Double Room

Situated on the first floor next to the living room, this light and cheerful double bedroom offers easy access to the bathroom.


Twin Room

With its quirky sloping floor, this top floor twin bedroom is ideal for kids or sharing adults.


Cupboard Bed

Built into the ancient chimney cavity, the medieval-style cupboard bed with thick tapestry curtains, at the back of the ‘snug’ offers an additional sleeping or chilling space. (Please note that the snug is a large landing area rather than a separate room).


Food & Drink

Colyton itself offers mainly pub food, the best of which can be obtained from the Kingfisher Pub. For more sophisticated fare, try Le Pisani Italian or The Shed Steakhouse in Seaton, or Gina’s in Beer. If you’re feeling rich and want to spoil yourself, Hugh Fearnley-Whittingstall’s famous River Cottage is fifteen minutes’ drive away. There is also a plethora of great eating places and pubs in Lyme. The nearby village of Axmouth, on the banks of the beautiful Axe estuary, also has two great pubs – The Ship and The Harbour, both offering great pub food.

For cream teas we recommend The Captains Cottage or Bay View Tea Rooms, both in Beer and both excellent.


The local fish and chips are highly recommended. Because everything is freshly cooked, it’s best to place your order and go back to collect it 15 minutes or so later. You can also get takeaway food delivered (Seaton has Indian and Chinese restaurants plus pizza), or if you prefer to cook your own, the large Tesco in Seaton can supply most of your needs. For really fresh fish try the fishmonger on the beach at Beer (get down there early if you can), or the one in Seaton. For meat eaters, the butcher in Colyton is also very good.

This cottage was beautifully decorated, very well equipped. Everything had been thought of from a light sensor on the stairs to a heated blanket on the bed. It was easy to get the keys and to get help if we needed anything. The village is only 3 miles from the sea and has several little shops.

Dogs Welcome

We welcome up to two hairy or fluffy friends to our cottage. We have two of our own dogs, Freddie the dachshund and Rosie the cockapoo! There are many lovely walks from your doorstep and the local beaches make provision for dogs all year round although sections of the beaches are restricted from the Easter Holidays through to the summer season. Facilities are available outside to hose and brush your dogs down after their muddy walk.

Checkin & Checkout

You can check in what time you like after 4pm. Access to the property is via a key safe on the property. We will send you the code before your stay. Checkout time is 10.30 am on the morning of departure.

House Rules

On street parking is available and is free of charge, there is no other nearby parking available.
Pets are allowed and can stay free of charge.
There is no smoking permitted anywhere within the property.

Payment & Cancellation Policy

Payments by bacs, and the following cards: Visa Debit / Delta, Visa Credit, Maestro / Switch, Mastercard – no charge.
A non refundable deposit of 25% of the booking total is required.
Full booking balance must be paid 40 days before arrival.
If the booking is cancelled less than 40 days before arrival then a charge equal to the full booking amount will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

The Local Area

The Town

Barely more than a large village in size, Colyton is actually an historic market town, the former seat of the Earls of Devon, and at one time a centre of medieval industry, including the wool and textile trade, leather tanning and iron production. The town dates from Saxon times, and the beautiful St Andrew’s church still boasts Norman fragments, but the oldest surviving houses date from the late medieval era. Colyton has three pubs, the most popular of which, The Kingfisher, is two doors away from Bull’s Court House, and offers fine local ales, beer garden, and home cooked food. (Booking advised). Next door is a small artisan bakery and cafe offering sit in and takeaway produce along with pizza evenings. In the small town centre can be found two mini-supermarkets, a butcher, newsagent, chemist and tea-shop. There is also a bookshop and an independent cycle shop. The fish and chip takeaway at the top of Market Place is excellent. For those craft beer enthusiasts, a tiny micro-brewery called Dark Place is located on the northern outskirts (just follow the signs).

The Area

Colyton lies approximately three miles from the coast. The nearest seaside town, Seaton, is a lively holiday destination, easily reached either by car, bus, or via the Seaton Tramway, a narrow-gauge line with vintage electric trams that run from the old Colyton Station down through beautiful saltmarshes to the sea. Along the coast to the East is the famous town of Lyme Regis (about 15 minutes’ drive), while to the west lie the gorgeous fishing village of Beer, full of fish restaurants (which also has a lovely beach) and the wilder Branscombe, approached by steep winding lanes. If you have time, visit the Fountainhead Pub in Branscombe – you won’t regret it! For the hardy hiker, incredible scenic coastal walks connect the various beaches. There are also inland walks, including Coly Valley paths from Colyton itself, offering stunning riverside scenery complete with herons and other wildlife. You might also attempt the famous undercliff walk from Lyme Regis to Axmouth, a seven-mile hike through beautiful wild coastal woodland. The best way to do it is to drive to Axmouth, take the bus into Lyme and walk back to your car, stopping off for a well-earned pint in the local pub.


Apart from the walking, you can access horse riding at Devenish Pitt Farm, Farway; kayaking and stand up paddle-boarding (SUP) at Seaton Bay Watersports; fishing trips at Beer Harbour; Pecorama for small children, golf at Axe Cliff Golf Club; antiques at Honiton; scores of beautiful churches and National Trust properties. Most of the local beaches are shingle, but for sandy beaches try Lyme Regis, Sandy Bay and Exmouth.

“Perfect pet-friendly family holiday house”

Set in the heart of Colyton, this house is a perfect setting for a holiday. Its only a short walk to the tram that takes you to Seaton. Pubs, fish and chip shops and con-venience store right on the doorstep and on top of that, gorgeous country walks close by. This charming property has every amenity you could need, including a superb coffee machine. Excellent house for families and their pets. Would definitely visit again.

“Gorgeous cottage in Devon”

We spent a great weekend in this charming cottage, full of character which has been lovingly restored. The sitting room and bedrooms are lovely and light and the furnishings, rich and warm. The quaint village is on your doorstep with some pretty and historic architecture and also some useful convenience stores and pubs. We went to a gorgeous beach just a 10-15 min drive away and the tram (which we didn’t have time to use) looked like a fun adventure in itself and goes to a beautiful sea-side town if you want to leave the car behind.
